Consider if you are self reliant enough to manage without an agent

Consider the ££ saved versus the service an agent can offer

Think about finding a solicitor. Seek recommendations. Find solicitor

Know in writing the basis of your solicitor’s charges

Do you own research to estimate value of house/compare with others/ask around

Consider seasonal effect on price/summer holidays/Christmas

Allow plenty of time for house to sell

Prepare leaflet for questions about school/shops/doctors/public transport

Have utility bills/council tax/septic emptying bills etc to hand to show buyer

Know in advance what appliances/curtains/carpets you are including

Consider preparing details as an agent would

Good photos are essential inside & out, best taken in summer

Consider using the internet directly of through site that sell houses

Be aware of the best local newspapers to advertise in

Make a professional looking ‘for sale’ sign

Consider a box by the road where a leaflet can be collected by passing viewers

Consider security issues about showing people around your home

Be aware of any serious structural problems/damp and fix before selling

Find guarantees for house (Organisations) or damp/woodworm treatments etc

Using an Estate Agent:

You can still find your own buyer and not pay commission under most contracts…check your agreement carefully

Be honest and straightforward with your agent throughout

Check around local agents for commission rates/advert costs/recommendations

Know in writing the basis of your Estate Agent’s charges

Do not automatically choose agent who says your house is worth most
