Preparing Your House For Sale Do - Checklist

Ensure approach, porch and front door smart & tidy

Ensure house smells nice. Minimise use of air fresheners.

Tidy and clear away ruthlessly everywhere. Maximise feeling of space

Put away almost all personal pictures/ornaments/clutter

Tidy the garden as much as the house/trim hedges/cut lawn/weed beds

Liaise with neighbour to clean up common areas/other eyesores

Mend trivial items that don’t work/locks/doors/windows that don’t fit

Do simple maintenance jobs on roof/guttering/gates/fence

Remove overcrowded furniture to store or even garage to create feeling of space

Ensure bathroom/loos and kitchen are spotlessly clean and:

Remove bathroom carpet/install floor tiles/wood/cork.

Clean grout/replace wall tiles

Ensure bathroom light & bright and warm

Decorate bathroom with luxury towels/soaps/perfumes/candles

Remove personal items from bedroom, make it look as big as possible

Dress bedroom with plain coloured bedspread big cushions

Ensure sure all cupboards will be tidy if viewer opens them

Move you television if possible to the most unobtrusive place

Spend a small ££ on colourful plants for garden

Have fresh flowers around house in vases to give good impression

Have house warm in winter/ cool and airy in summer

Check the loft for tidiness and 6” min of insulation

Clean your light switches

Ensure any improvements are done to a strict budget that can be recovered by sale

Consider installing central heating

Consider installing upgraded kitchen to strict budget

Consider upgrading bathroom to strict budget with white suite

Consider installing extra bathroom if ££/space/time/budget allows

Consider replacing only rotten/dysfunctional windows

Consider replacing dark coloured (avocado) bathroom suite

Minimise crowding. Show viewers around alone or with one other.

Give viewers room and freedom to look at their leisure

Leave viewers to discuss alone where it is safe to do so
